E FILING


Notice of intimation regarding mortgage by way of deposit of title deed

Procedure:

1. Visit site https://gras.mahakosh.gov.in/echallan/ for online payment of Rs. 1000/- only. You can register yourself and then proceed for payment, else you can also pay without Registration.

2. Enter the details as shown in following image. After Payment Type selection you will see article codes in drop down. Choose '6(1) Agreement Relating to Deposit of Title Deed'. Please check your Jurisdiction of Sub Registrar office in whose area the property lies. ( e.g. Haveli No. 23, Pune)

Note: Online payment is only available through few of the Government Banks Netbanking only.

3. Visit Site https://efilingigr.maharashtra.gov.in/PDEefiling/ for data entry of title deed. There you have 2 options, either start new data entry from scratch or you can also update the draft verion of your data entry. You have to use your13 digit code & password to update your drafted version of data entry.

4. You have to enter the Mortgagee Details, Mortgagor Details, Property Details, Payment Details. Please enter the eChallan number on Payment Details area which was received from online payment of Rs. 1000/- as mentioned in step 1. There will be one more entry for Rs. 300/- Cash by default in Payment Deatils page.

5. I have not done this, just for your information: If it asks for the Stamp Duty, then please choose the option as show below and proceed to payment. Please note this stamp duty is different than the property stamp duty. I think even you purchase Rs. 100/- stamp paper from Vendor and mention Vendor details in this Payment Details page.



Note: 1) Please use the correct date mentioned on the MOD (Memorandum).
           2) When I submitted my title deed, I purchased Rs. 100/- stamp paper from vendor and nothing was mentioned on payment details page, but successfully got the Notice Print.

    1. My Property registration was done in Haveli 6, but SBI RACPC asked me to submit the challan recepit etc in Haveli 21&22 in Kothrud.. SO which Haveli i should select in the challan.



    2. What should be the TAX ID in the right right of the Form. Is it loan acc number.



    2. As you mentioned above, Name* shd be my name and Party 2* should be the Bank Loan name. Is it correct?



    3. What we have to fill in the Consideration amount?

    1. 1. Doesn't matter about the registration Haveli and Challan receipt submission Haveli. Pay for the Haveli number where you can submit your challan receipt and supported other documents.

      5. It's very simple, just follow the link I shared.
      1) First form is about Mortgagee Details: Enter the bank details.
      2) Second form is Mortgagor Details: Enter the loan applicant/s details.
      3) Third form is Property Details
      4) forth form is Payment Details: Enter your e-Challan number here.
      5) Finally review, submit and take printout. Don't forget to note down the 13 digit token number.

  2. Sir, Do we need to enter Rs.100 stamp duty for notice of intimation and amount of stamp duty paid for loan agreement in the payment section ?

    1. No. It's radio button group, you have to choose "Filing Fee". Choose paid by as "eChallan" and enter the GRN number, date and amount. That's it.

  3. Hi Rahul,

    I got my e challan for Rs 1000/- Now when i go to do e filing , They ask for stand duty . I have done a BT from one bank to other. I paid stamp duty during my initial purchase of property. Do i need to pay again?? That sounds weird but please clarify if you can...

    1. No! You already paid it. While efiling, you don't have to pay home stamp duty again.

  5. In PDE for filing link I have entered the GRN number and amount. saved and then clicked on "'View Notice Button" .I am getting message "Please Pay Stampduty". in Stamp duty radio button "Click here, If Stamp Duty as per article 6 is already paid on another instrument".
    The title of document list is shown in Marathi and Bank has given memorandum of depost.. so what option I should select from list and complete the form. please help!

    1. Hi Vinod,

      As I know there will be one default entry for Rs. 300/- Cash in Payment Deatils page and You have to add eChallan Rs.1000/- there. I think now they have also mandated to pay stamp duty via portal itself.

  6. I came to know that there is 30 days limit from the date of agreement. What if I could not do it with in 30 days

    1. I think then you have to pay additional 1% of your loan amount, if you are unable to submit e-filing within 30 days.

    2. Hello Rahul,

      Even I missed to make the PDE online within 30 days. Can you confirm what is to be done next? since the online site do not allow any dates of mortgage to be entered which were more than 30 days in past.
      Also, I had started filing it and generated a token number, but now when I try to use the token number with password it gives me an error saying - "Token is submitted to SRO you cannot edit.".
      Please help.

    I am facing an issue while selecting Village. My property is in dhankwadi and i dont see this option, also it asks me for selecting Taluka amd wehn i select "Pune Sahar" it does not show village name. Tried calling the SRO but in vain.

    Help is appreciated

    IF i want to fill it physically, then can i pay 1000 online

    1. No. The officers in Haveli will also ask you to do it via online only. There are few local stores where you can complete all these formalities. Please contact the nearest HAVELI and ask them about the stores.

    2. Many people are facing this issue...mapping of Taluka to Village is improper on the site, for instance under Mulashi many important villages like Wakad or Thathawade cannot be found.
      What do we do in such a case, and if everyone including agents use the same online mechanism for data entry how the local stores will circumvent the problems?

    Thanks for the blog. It really helps a lot. I have few queries which is as under:

    1) At the time of "View notice", I got message "please pay stamp duty". I followed your last step. Now I have few queries on that as per below:

    a) What is the value in "Stamp Duty Paid". Is it rupees 1000 or anything else? What is the mode of payment?
    b) I filled in the vendor and stamp paper details below and Mudrank Amount would be Rs. 100. Please confirm if that is correct.

    Now what all steps to follow after this. What could be the content in Stamp paper? When I have to visit SRO?

    My bank have paid stamp duty for loan on 13 August via eSBTR which is mentioned on receipt. However I collected first disbursement on 19 August and 'Memorandum of Deposit' document given to me by bank has this date. So which date I should select as mortgage date. Also I have filled form but have not submitted yet. How can I change this date.

    I could not generate pdf for "Notice of Intimation regarding Mortgage by way of Deposit of Title Deed". Now while going again in "PDE for filing -> Process -> to modify old entry -> 13 digit code -> password, I am getting the message - "Token is submitted to SRO you cannot edit". Please suggest how to get the PDF copy of the required document.

    I am trying to fill 'PDE for filing' form on the IGR Maharashtra website. On the payment details tab, I have selected FIling fees and entered GRN num, GRN date and amount and clicked save. But when i click on view notice button, I am getting an error saying Please pay stampduty and not able to see any notice to review. Could you please tell me what needs to be done? thanks

    Thank you for the nice article. I have logged on to efilingigr.maharashtra.gov.in with start mew entry. I have filled and saved MORTGAEE, MORGATOR and property details tab. But unfortunately after multiple attempts it logoff me. Could you please help me how to edit the entries which i have saved previously.
    Its very time consuming to enter these details again and again.

    WHILE TYPING DATA ENTRY CHALAN( E FILLING SITE), AGENT WRONGLY SELECT ANOTHER BANK NAME, THE SAID CHALLAN IS ALSO SUBMITTED IN REGISTRAR OFFICE, AND AGENT ALSO RECEIVED FINAL SLIP FROM REGISTRATION OFFICE.
    NOW BANK IS NOT ACCEPTING THIS INTIMATION SLIP, COZ CHARGE IS NOT IN THE NAME OF BANK.

    NOW WHAT TO DO?? PLEASE GUIDE

    Notice of intimation was done on my behalf of me by an agent in 2017. I do not have the receipt. I do not have the agent's contact details now. Is there a way I can get a copy of the notice of intimation receipt?
